  1. Appraisal Review Suite

  1. GAAR®

FNC’s Generally Accepted Appraisal Rules™ automate appraisal review utilizing three comprehensive rule sets. Its Compliance Rule Series reviews appraisals for regulatory and GSE compliance, including Fannie Mae, Freddie Mac, and USPAP. GAAR’s Risk Rule Series reviews appraisals according to industry best practices, helping lenders mitigate risk faster by focusing on the most problematic appraisals. GAAR also includes an external rules component which applies real market and property information to help decrease appraisal fraud.

  1. Appraisal Score

Appraisal Score helps lenders evaluate how closely the appraisal complies with more than 600 generally accepted appraisal rules based on USPAP and Fannie Mae/Freddie Mac guidelines. A score (0-1000), generated from the results, gives reviewers a quick reference point—the higher the score, the better the compliance. Any broken rules are listed on a summary report and flagged for further review.

  1. BPO Score

With FNC’s unique BPO Score, you can quickly assess the valuations reported by brokers on a broad, 0–1000 point scale referencing the key factors needed for dependable marketing decisions. Our BPO Score analytic tool is based on a detailed set of rules. These rules include both internal risk rules (comparison to comparables, identification of increased risks associated with property, and more) as well as external rules (conformity scores for age, square footage, and more). The tool enables you to quickly compare a Broker Price Opinion evaluation against our broad, comprehensive database and spot any potential red flags that may have been overlooked.

This Web-based quality control tool helps reviewers quickly gauge the quality of the appraisal backing a loan by thoroughly analyzing the comparables. The user compares the subject property and comparables listed on the appraisal to those found in the National Collateral Database™ (NCD). QCV offers an interactive map plotting the subject and comps (from the appraisal and from the NCD) and a thorough report.

Property Scan streamlines multiple data sources for the subject and comparables into one thorough analysis. This comprehensive report provides real property characteristics, legal description, sales history, county tax information, and recent and historical comparable sales as well as Distressed Sale indicators showing past, current, and pending foreclosure and other distressed sale activity in the area.

  1. Property Scan™ w/ MLS

Property Scan streamlines multiple data sources for the subject and comparables into one thorough analysis. This comprehensive report provides real property characteristics, legal description, sales history, county tax information, and recent and historical comparable sales as well as Distressed Sale indicators showing past, current, and pending foreclosure and other distressed sale activity in the area.

  1. Easy Price Opinion (EPO)

This Web-based, interactive product provides users with the tools and information needed to quickly generate a price opinion based on selected comps. The user enters an address and EPO returns a map with the subject and 15 comparable properties selected from the National Collateral Database. EPO lets users view property details for the subject and comparable properties. It also helps analyze comparable properties and generates a price opinion based on the comparables chosen by the user.

  1. Valuesight

This Web-based product is ideal for anyone seeking property valuation verification and identification of recent comparables. Enter an address and Valuesight returns the low, median, and high sale prices of your property’s top-five ranked comparables as selected from the National Collateral Database; the selected comps are indicated by icons on a map for easy reference.

  1. Appraiser Report

Need a quick snapshot of an appraiser’s work history, license information, service type, and coverage area? Want to enjoy the convenience of ASC.gov and FHA data all in one place?

  1. Market Report

This current, comprehensive report shows real estate-related statistics for both distressed and non-distressed markets at the MSA, county, zip code, and U.S. Census tract levels. Market Report gives you a market summary, including median sales price, count of sales, count of foreclosures, and trends. You also receive location maps—see where the subject property is located; market trend and foreclosure tables—graphical snapshots of month-to-month statistics displayed side by side for quick reference; and much more. Market Report information is currently available for single-family residences and condominiums.

  1. Data Express

Use this data research tool to access the National Collateral Database for information on a subject property’s physical characteristics, details about comparable properties, and to view five years of the property’s transaction history. Users can also download property and plat maps into a Web-based report and save the data as an Adobe PDF or an AI Ready™ ENV file.
